Alder King is a top 25 UK property consultancy headquartered in Bristol managing a portfolio of properties across the South West and Wales. Optimised Energy have been engaged since 2009 to provide a Managed Energy Services approach covering energy procurement and invoice validation. The client’s priorities are to safeguard accurate utility processing, while ensuring service charge stability and driving the sustainability agenda. Each property has its own contracting and management requirements, and a range of different tenants all of which is taken into account during the provision of managed energy services.
Challenge
Optimised Energy has assisted Alder King with reviewing available capacities at properties coming into the portfolio and whether these can be reduced or increased, meter removals – at a site that needs to be demolished/ renovated, arranging removals with the suppliers, confirming whether properties will be part of CRC reporting prior to a site being taken on under Alder King’s management.
Solution
Alder King require an integrated Procurement and Bureau Services facility to work hand in hand to deliver accurate utility and cost management. As an extension of the Property Management and Finance teams, we work together to keep all aspects of energy and sustainability in order.
As Alder King manage payments to suppliers on behalf of landlords, payment terms are restricted to cheque payments on several buildings. Optimised Energy have worked with suppliers to ensure that cheque payments are viable and that security deposits are removed where possible.
